No, you do not need to be a Monegasque resident to buy a property in Monaco. Non-residents may purchase a property without restriction. However, to reside in Monaco, they will need to obtain a resident's card.
An exclusive mandate simplifies the sales process by centralising all dealings with a single contact. This avoids confusion between agencies and double visits, providing better coordination and regular reports on the progress of the sale.
Monaco requires the accommodation to be adapted to the size of the household. There is no official minimum surface area, but in practice :
- Studio : Accepted for a single person.
- 2 rooms : Recommended for a couple.
- 3 rooms and over : For families with children.
In Monaco, both the seller and the buyer pay the commission to the real estate agency. These rates are communicated by the Chambre Immobilière Monégasque, which represents the vast majority of real estate agencies in the principality. However, in some cases, real estate agents' commissions can be adapted to suit the transaction. In general:
- Seller's commission: 5% + 20% VAT
- Buyer's commission: 3% + 20% VAT
